Permit Expediting in the City of Sarasota
In the City of Sarasota a tree permit is required for anything over 4.5 inches DBH, and on a grand tree the City Arborist has to inspect root work before your building permit will issue. It stops more projects here than any code question.
Permitting in Sarasota: what actually governs your file
Sarasota runs its own building department, and guidance written for Sarasota County stops at the city line. What follows is what actually decides whether a submittal clears intake here.
The grand tree ordinance is a permitting gate, not a formality
A tree removal permit is required for any tree over 4.5 inches DBH. Grand trees — live oak or sand live oak at 24 inches DBH or more, and slash pine, longleaf pine or southern red cedar at 20 inches or more — get heightened root-zone and construction-barrier protection, and root work must be inspected by the City Arborist before the building permit issues. Mangrove removal requires a Florida DEP permit before the city will act.
Tiered city contractor registration
Sarasota runs its own registration separate from the county: state-certified contractors register at no fee; state-registered contractors pay a $50 biennial fee with a notarised affidavit and a Sarasota County reciprocity letter; specialty trades including landscape, tree service, painting and drywall or framing pay $150 biennially with higher liability minimums. All renew by 1 October every two years.
Private provider registration becomes mandatory
The city states that from 1 July 2026 private providers must be registered with the City of Sarasota before commencing work, with a registration form, affidavit and audit process covering both plan review and inspections.
Floodplain substantial improvement, with a non-conversion agreement
The city administers a Floodplain Management Ordinance with a FEMA 50% Rule application and a Non-Conversion Agreement requirement on certain flood-zone properties.

Contractor registration in Sarasota
The city's tiered registration is separate from Sarasota County's contractor licensing, with different fees and a different renewal cycle by contractor type. Holding one does not satisfy the other.
City or county? Check the parcel first
A Sarasota mailing address frequently means unincorporated Sarasota County, including Siesta Key. That is the county's Accela system, not the city's FTG Portal, with different registration and different tree rules. We confirm the parcel before anything is drawn.
Before a drawing is started we confirm the controlling authority against the property appraiser parcel record. Filing into the wrong department does not get forwarded — it gets rejected. Our building department lookup is the quick version of that check.
